Windermere Estate is a major masterplanned community in Mambourin, set to deliver more than 4,700 homes across 350 hectares and support a future population of over 15,000 residents. Designed with a strong focus on liveability, the development incorporates extensive open space, waterways, wetlands, parks and sporting facilities. Rokon was engaged to deliver civil works across numerous stages, beginning with early earthworks and subdivision services and expanding into major infrastructure packages. Works have included bulk earthworks, sewer and drainage installation, service reticulation, key gas connections, wetlands construction, and road infrastructure across the growing precinct.

Over the course of the project, Rokon delivered staged subdivision works supporting more than 1,100 lots, intersection upgrades along Ison Road, Melbourne Water drainage infrastructure, and a signalised intersection at Black Forest Road. The team worked closely with Risland, council, engineers and service authorities to achieve high‑quality outcomes, implementing cost‑effective design solutions such as reusing site‑sourced crushed materials and enhancing major wetland and floodway systems. Despite external challenges, all remaining stages were successfully completed and handed over, reinforcing Rokon’s capability in delivering complex, large‑scale residential communities.
